13 Best Real Estate Agents in Stockholm

Buying or selling a home in Stockholm almost always runs through a mäklare, a broker registered with the state inspectorate who values the property, markets it, runs viewings and manages the bidding. Most inner-city sales are tenant-owned bostadsrätt flats, while villas and terraced houses dominate suburbs such as Bromma.

This guide covers boutique offices in Vasastan and Östermalm, firms rooted in Södermalm and Kungsholmen, local franchise offices and a fixed-fee broker. For each one we note the areas it knows, how it runs a sale and anything that matters to buyers new to Sweden.

How to choose Real Estate Agents in Stockholm

  1. Check the broker's registrationEvery estate agent in Sweden must be registered with Fastighetsmäklarinspektionen, whose public register shows whether a broker's registration is valid.
  2. Compare commission and extra costsBrokers charge a percentage or a fixed fee, and the Hemnet listing, styling and photography may be billed on top. Get every cost in the written agreement.
  3. Ask for comparable local salesRequest recent sales of similar flats or houses nearby, with asking price, final price and time on the market, before signing an assignment.
  4. Understand how bidding worksBids in Sweden are not binding until the contract is signed, so ask how the broker runs the bidding, records bids and handles off-market interest.

Frequently asked questions

How much do estate agents charge in Stockholm?

It varies by agency, property type, price and how much marketing is included. Some brokers charge a percentage of the sale price, others a fixed fee, and the Hemnet listing is often paid separately. The written assignment agreement should set out every cost and when it is due.

Are bids binding when buying a home in Sweden?

No. A bid placed during bidding is not legally binding, and either side can walk away until the purchase contract is signed. The broker keeps a record of all bids, which is handed to the buyer and the seller once the deal is done.

Can foreigners buy property in Stockholm?

Yes. Sweden has no general restriction on foreign buyers. For a bostadsrätt flat, the housing association's board must approve the buyer as a member, and banks set their own rules for mortgages, so it is worth arranging financing before you start bidding.
